ALL HOUSES ARE NON-SMOKING
Our rental polices are as follows. Remember that each home is
owned by people just like you; please treat and act as if the
home and neighbors were your own. Taking care of the home you
rent will allow you to rent it again and keep the rental prices
low. Please don’t hesitate to call us with any questions
or concerns.
Availability
Please call or e-mail about the house or dates you are interested
in. Dates are not guaranteed until confirmed. Confirmation will
not be made prior to receipt of valid credit card (Visa, MasterCard
or American Express) information.
Rates
Rentals rates vary for each house, length of stay, size of group
and season, and should be correct on each house’s listing.
All rates are based on six person occupancy unless noted. Discounts
may be available for longer stays and for smaller groups. Seasonal
dates and prices are listed individually for each property.
Reservations
Dates for the house you prefer can be reserved through an online
reservation or by calling us at 1-800-539-0133. We are happy to
hold your reservation for 24 hours with no credit card; however
reservation will be lost after that time unless confirmed by providing
credit card information. A three-night minimum stay is required
during high seasons. Some properties have a week minimum requirement.
We reserve the right to provide accommodations of equal or greater
value, at no extra charge, with or without notice, to relocate
a guest or group should a unit become unavailable (typically if
the house is no longer under contract with CMV or has undergone
damage and is not rentable). Specific bed configurations are not
guaranteed.
Payments and Confirmation
Reservations are confirmed with a valid Visa,
Master Card or American Express number. Upon confirmation we will
email you our "Rental Agreement" which must be signed
by the group leader/card holder and returned to us. Our receipt
of this Agreement is required prior to your arrival. Reservations
made less than 30 days from arrival require immediate payment
in full. Reservations made more than 30 days in advance require
a 10% non-refundable deposit upon confirmation. Credit card on
file will be charged the remaining balances 30 days prior to check-in
unless we have received personal checks totaling the
full balance by that time.
Cancellations
A reservation may be cancelled more than 30 days prior to check-in,
subject to the non-refundable 10% deposit. Sorry, no refunds will
be given for reservations cancelled less than 30 days prior to
check-in unless unit can be re-rented for the same dates. In the
unit is not rerented, another option is to move your reservation
to a different time. The 10% deposit will not apply to this new
reservation.
Damage Deposits
We do not charge a damage deposit on your card prior to check-in.
Your rental agreement includes a "virtual" security
deposit that authorizes us to charge your credit card for damages
to the property up to $500.. Please note that guests are liable
for damages whatever the cost. Nothing will be charged to card
if there is no damage to unit. Damage is considered anything else
other than normal use. Any damage must be reported prior to check-out
by guest. Any evidence of smoking inside property, use of firearms
anywhere on the property, driving ATVs anywhere other than the
driveway, over-occupancy and/or non-approved pets may be subject
to the entire $500 damage deposit!
Pets
Pets are allowed, in some units, with PRIOR approval and payment
of additional non-refundable pet fee. In most cases, this equals
$10.00 per night per pet, to a maximum of $50 per pet. This rate
may vary from unit to unit.
Extra Guests
Extra people, space available, are allowed for $10 per person
per night. No extra charge for children under 13 (other than the
laundry fee referenced below).
Cleaning and Minimum Stays
All reservations are subject to a one-time laundry fee based on
the normal occupancy, with an additional $5 per person (including
children) for occupancy over that amount.
We require a three night minimum stay during the high season
at most properties. One night stays are discouraged at any time.
Stays of less than three nights are subject to a checkout cleaning
fee of $35-175 (based on size of property). Stays of three or
more nights receive complimentary check-out cleaning. For extended
stays or on an as-needed-basis, extra cleaning is available for
$25 per hour. Any excessive cleaning needed due to improper care
of property will be paid for via damage deposit.
Check-In and Check-Out
Detailed instructions and directions will be given upon confirmed
reservation, as policy varies for each unit. Times for all units
are: Check-In after 4 pm and Check-Out before 10am. Earlier check-ins
and later check-outs may be available with prior approval.
Taxes and Fees
Total payment due from renter will include any applicable sales
and lodging taxes.
